Every construction project is different. The right pricing model depends on the scope of work, the level of detail available, the complexity of the project, and how many decisions still need to be made.
At Hofmann Construction, we believe in clear communication, practical budgeting, and an open approach to project costs. We work with clients to choose the pricing structure that makes the most sense for their project, whether it is a custom home, new build, renovation, addition, or smaller custom residential project.
Fixed Price
A fixed price contract provides a set price for a clearly defined scope of work. This option works best when drawings, specifications, selections, and project details are well established before construction begins.
Fixed price contracts can provide cost certainty, but they require more upfront planning. If the scope changes, selections change, or unexpected conditions arise, the contract price may need to be adjusted through change orders.
Cost Plus a Percentage
A cost plus percentage contract is based on the actual cost of labour, materials, subcontractors, and project expenses, plus an agreed builder fee.
This model works well for renovations, additions, and custom projects where the full scope may not be completely known at the beginning. It allows more flexibility as decisions are made during the project and gives clients greater visibility into actual project costs.

Cost Plus a Fixed Fee
A cost plus fixed fee contract is similar to cost plus percentage, but the builder fee is set as a fixed amount rather than a percentage of project costs.
This model can work well when clients want transparency around actual costs while also knowing the builder fee upfront. Like all pricing models, it works best when the project scope, expectations, and communication are clearly defined from the beginning.
